MAY 2025 MANHATTAN MONTHLY TAKE

Despite recent global and economic uncertainty, Manhattan real estate is holding strong. Contracts signed are up 8% from Q1 last year, with the luxury market leading the way—$5M+ sales surged nearly 50%, and $20M+ deals hit a six-year high. Even with market volatility and spring holidays, 113 contracts were signed last month for homes $4M and up—an increase from 101 in 2024. However, the $1M–$3M segment saw a 10% dip, as more price-sensitive buyers adopt a wait-and-see approach. Overall, activity remains steady with rising inventory and spring weather bringing buyers back out.
