Manhattan’s third quarter was stronger than many expected. Closed sales rose 9% from a year earlier to 3,625, the best third quarter since 2022, and the median sale price hit a third-quarter record of $1.25 million. The top of the market led the way, with closings greater than $3 million up 25%.
At the same time, choices remain limited. Active listings fell to 6,354, the thinnest third-quarter supply since 2017 and rates near 7.3% are keeping buyers selective. That means well-priced homes are still drawing competition, while overpriced homes sit.
