| Despite February’s significant snowstorm, buyers began transacting ahead of the traditional spring market, most notably in the luxury segment. Contracts for properties priced at $10 million+ increased meaningfully, an early indicator that typically signals a strong season ahead.
February closed with 123 contracts signed, slightly above 114 in February 2025, and the total dollar volume surged to $1.38B versus $955M last year, driven by several high-priced deals (Olshan Report).
Key macro factors supporting this momentum include: The 10-year Treasury has dipped below 4%, easing mortgage rates. Bonus season, larger tax refunds, and modest wage growth are improving liquidity. Equity markets remain near record highs, reinforcing buyer confidence.
While geopolitical tensions, particularly the war with Iran, create global uncertainty, NYC’s housing market continues to demonstrate notable resilience.
