MANHATTAN MONTHLY TAKE

The 2025 luxury market, which includes sales at $4M and above, had a very strong year with 1,436 contracts signed and nearly $12B in sales, an 11% increase from 2024. This was the 2nd biggest year since 2006, only behind 2021, the post Covid rebound year that saw record sales totaling almost $16B.


Buyer activity was likely fueled by a 4% decrease in average asking prices from last year while, at the same time, another strong Wall Street performance year. This is noteworthy, despite higher mortgage rates, tariffs, foreign wars and a NYC mayoral election that brings some uncertainty.


Once again, condos outsold co-ops more than 3 to 1 and half of the condos sold in 2025 were in new development projects. The trophy market of $10M and above, boasted 284 deals, 6 more than last year.
