SEPTEMBER 2025

MANHATTAN MONTHLY TAKE

Powell Hints at Rate Cut: What Does This Mean for Manhattan Real Estate

Fed Chair Jerome Powell signaled the possibility of an interest rate cut, though with no set timeline. Markets rallied on the news, as lower rates could ease borrowing costs.

For buyers: A cut could mean lower mortgage rates and greater purchasing power. But waiting may backfire—once rates drop, more buyers will enter the market, driving competition and prices higher.

For sellers: Lower rates bring more qualified buyers, improving liquidity and potentially speeding up sales.

Powell’s comments suggest relief ahead, but what does this mean for Manhattan’s competitive market?

Meanwhile, the luxury market has sustained itself nicely with the 4th strongest August since 2006, with 92 contracts signed over $4 million*. The best years were 2021 (143 contracts signed), 2015 (97 contracts signed), and 2014 (94 contracts signed)*.

We look forward to seeing what happens next…Enjoy the beautiful September weather!
