MANHATTAN MONTHLY TAKE

The final quarter of 2025 is here, and Manhattan has thrived despite tariff chaos, inflation, elevated interest rates (which only recently began to decline), and the possibility of a socialist mayor.


Sales volume remains stable in most areas, and some sellers are becoming more realistic. In fact, 6,796 resale contracts were signed from January through August this year—3.98% above the historical average.


Other areas are seeing record pricing, pointing to a growing ultra-wealthy audience and, in some cases, a lack of supply. Meanwhile, the DOW has reached record levels.


The last quarter will have much to do with determining who will be our next mayor. The reality is that whoever takes office will face the daunting task of running the largest city in the country.


Lofty promises work well in a primary. Once elected, however, the realities of running a massive city set in quickly. That’s when our next mayor, whoever it may be, will be forced to be practical. New York and its citizens are tough, tough enough to handle anything that comes our way.
