MANHATTAN MONTHLY TAKE

August in Manhattan can be deceptive. On the surface, the city quiets down as people head out of town and open houses thin out. But underneath, August is prep season. The fall market, which begins just after Labor Day, is typically New York’s busiest. The sellers who are best positioned are getting ready now.


Our take: Sellers can use August to prepare, price, and position for fall. Buyers can take advantage of the summer lull and motivated sellers.


Heading into fall, the luxury market remains steady. Last week, 21 Manhattan contracts were signed for properties priced at $4 million and above, up from 18 the previous week. Interestingly, the total was notably higher than the same week in 2025, 2024, 2023, and 2022, signaling stronger momentum in the luxury market.
